What They Got: Over two decades ago, this four-bedroom, four-bathroom house was built on the north end of a triangle-shaped lot with a 4,000-square-foot plan, a triple garage and basement suite bringing in $1,250 monthly.

The Agent’s Take: “The biggest unique feature is that it’s such a large property in a city that has gone through so much growth … and this property sits on top of a hill that overlooked a number of subdivisions, so it’s a unique offering,” says agent Kevin Crigger.
“Typical subdivision lots are 40- or 50 feet wide and this is over 500 feet wide.”
While the land is big enough to sever, the home will likely be left intact. “There hasn’t been anything directly comparable in size, finish and condition on the street,” Mr. Crigger adds.
“Some subdivision [homes] you have basement apartments. But this being a large house, the floor plan was quite large, so I haven’t seen a lower-level suite that large.”
