Vaughan home prices slip 0.9 per cent to $1.25 million in January 2024

Sales were up 51.9 per cent and active listings were up 0.8 per cent compared to a year ago

The average price for a home in Vaughan was $1.25 million in January 2024, according to the Toronto Regional Real Estate Board. That's down 0.9 per cent or $10,832 from December 2023 and down 5.6 per cent or $74,519 compared to January 2023.

There were 202 home sales after an average of 35 days on the market and 480 active listings at the end of January. Sales were up 51.9 per cent and active listings were up 0.8 per cent compared to a year ago.

Detached houses averaged $1.82 million, up 3.1 per cent or $54,943 month-over-month and up 1.2 per cent or $22,419 year-over-year. There were 86 detached house sales and after an average of 34 days on the market and 171 active listings at the end of the month.

Semi-detached houses averaged $1.12 million, up 1.3 per cent or $14,077 month-over-month and up 1.2 per cent or $13,115 year-over-year. There were 15 semi-detached house sales after an average of 27 days on the market and 12 active listings at the end of the month.

Attached houses averaged $1.13 million, up 1.8 per cent or $20,253 month-over-month and up 6.2 per cent or $66,220 year-over-year. There were 28 attached house sales after an average of 26 days on the market and 42 active listings at the end of the month.

Townhouse-style condos averaged $835,850, down 13.2 per cent or $126,633 month-over-month but up 0.2 per cent or $1,701 year-over-year. There were 10 townhouse-style condo sales after an average of 44 days on the market and 39 active listings at the end of the month.

Apartment-style condos averaged $636,567, down 4.1 per cent or $27,068 month-over-month and down 8.3 per cent or $57,389 year-over-year. There were 63 apartment-style condo sales after an average of 40 days on the market and 216 active listings at the end of the month.

Compared to January 2014, the average sale price for all houses and condos in Vaughan has increased 89.2 per cent, including a $965,663 gain for detached houses, a $579,647 gain for semi-detached houses, a $606,828 gain for attached houses, a $381,183 gain for townhouse-style condos and a $250,493 gain for apartment-style condos.
