Vaughan home prices drop 2.8 per cent to $1.33 million in August 2023

The average price for a home in Vaughan was $1.33 million in August 2023, according to the Toronto Regional Real Estate Board. That's down 2.8 per cent or $38,828 from July 2023 but up 4.1 per cent or $52,639 compared to August 2022.
There were 228 home sales after an average of 20 days on the market and 786 active listings at the end of August. Sales were down 12.3 per cent and active listings were up 19.6 per cent compared to a year ago.
Detached houses averaged $1.82 million, up 1 per cent or $17,670 month-over-month and up 7.6 per cent or $127,784 year-over-year. There were 106 detached house sales and after an average of 20 days on the market and 337 active listings at the end of the month.
Semi-detached houses averaged $1.23 million, up 4.5 per cent or $52,965 month-over-month and up 8.7 per cent or $98,329 year-over-year. There were 19 semi-detached house sales after an average of 12 days on the market and 28 active listings at the end of the month.
Attached houses averaged $1.14 million, down 6.4 per cent or $78,265 month-over-month but up 1.2 per cent or $13,054 year-over-year. There were 30 attached house sales after an average of 12 days on the market and 103 active listings at the end of the month.
Townhouse-style condos averaged $919,374, up 8.2 per cent or $69,374 month-over-month and up 2.3 per cent or $20,249 year-over-year. There were eight townhouse-style condo sales after an average of 23 days on the market and 46 active listings at the end of the month.
Apartment-style condos averaged $690,444, down 7.5 per cent or $55,795 month-over-month but up 3.1 per cent or $20,648 year-over-year. There were 65 apartment-style condo sales after an average of 25 days on the market and 271 active listings at the end of the month.
Compared to August 2013, the average sale price for all houses and condos in Vaughan has increased 111.9 per cent, including a $1.01 million gain for detached houses, a $708,168 gain for semi-detached houses, a $633,594 gain for attached houses, a $402,390 gain for townhouse-style condos and a $340,888 gain for apartment-style condos.
