Vaughan home prices surge 8.6 per cent to $1.36 million (November 2021)

The average price for a home in Vaughan was $1.36 million in November 2021, according to the Toronto Regional Real Estate Board. That’s up 8.6 per cent or $108,219 from October 2021 but down 2.6 per cent or $35,647 compared to November 2021.

There were 197 home sales in Vaughan after an average of 23 days on the market and 588 active listings at the end of November. Sales were down 47.6 per cent and active listings were up 98.6 per cent compared to a year ago.

Detached houses averaged $1.74 million, up 5.2 per cent or $86,066 month-over-month but down 11.2 per cent or $219,793 year-over-year. There were 109 detached house sales and after an average of 22 days on the market and 273 active listings at the end of the month.

Semi-detached houses averaged $1.1 million, down 2.7 per cent or $30,859 month-over-month and down 13.8 per cent or $176,434 year-over-year. There were 15 semi-detached house sales after an average of 20 days on the market and 20 active listings at the end of the month.

Attached houses averaged $1.2 million, up 10 per cent or $108,839 month-over-month but down 1.2 per cent or $15,038 year-over-year. There were 17 attached house sales after an average of 24 days on the market and 52 active listings at the end of the month.

Townhouse-style condos averaged $824,264, down 14.7 per cent or $141,986 month-over-month and down 6.1 per cent or $53,977 year-over-year. There were eight townhouse-style condo sales after an average of 37 days on the market and 37 active listings at the end of the month.

Apartment-style condos averaged $718,955, up 4 per cent or $27,704 month-over-month and up 3.2 per cent or $22,527 year-over-year. There were 48 apartment-style condo sales after an average of 23 days on the market and 205 active listings at the end of the month.

Compared to November 2012, the average sale price for all houses and condos in Vaughan has increased 111.5 per cent, including a $941,883 gain for detached houses, a $587,100 gain for semi-detached houses, a $785,196 gain for attached houses, a $460,370 gain for townhouse-style condos and a $228,359 gain for apartment-style condos.
