A Massive Development is in the Works Beside Pioneer Village Station

With new transit comes development and density.

That notion is reflected loud and clear in a massive new eight-building development that’s recently been proposed near the new(ish) Pioneer Village subway station.

Straddling both the cities of Toronto and Vaughan, the subway station was completed in December 2017 as part of the six-station Spadina-York TTC extension on the Yonge-University line. It’s currently surrounded by land that’s just begging to be developed.

Currently, the area surrounding Pioneer Village station features both low-rise industrial buildings and uninspiring land. The subway is across from York University.

According to a proposal submitted last month to the City of Vaughan, Zancor Homes -- a developer known for building communities outside the GTA for three decades -- the commercial buildings at 2600 and 2700 Steeles Avenue West could become a thing of the past and replaced with eight 53-storey towers.

Designed by Rafael + Bigauskas Architects, this shiny new housing supply would house a total of 4,641 residential units; 399 studios, 2,968 one-bedrooms, 1,237 two-bedrooms, and 37 three-bedroom units. The development will also feature a 4,100 square-metre public square. Also on the outdoor space front, each development will feature its own central courtyard. According to architectural drawings, the buildings will also feature green roofs.

The development would feature 8225 square metres of indoor amenity space and 3951 square metres of outdoor space.

Despite its proximity to transit, the development will feature 3,227 parking spaces. Tellingly, however, there will also be 4,717 bike parking spaces.

In addition to the ample residential square footage, the application also proposes 16,326 square metres of retail and office space along Steeles Avenue West.
