Almost 20 'upscale' townhouses proposed for Mississauga neighbourhood

Mississauga is considering a nearly 20-townhouse development that was once proposed to be more than three times larger.

The city’s Planning and Development Committee heard a proposal on Dec. 6 for a three-storey, 18-unit townhouse project by Dream Maker Incorporated at 1575 Hurontario St., near South Service Road in the city's Mineola neighbourhood.

The number of units was cut by more than 40 compared to an earlier development proposal due to feedback from city planners and the community, according to Sarah Clark, a planner with Glen Schnarr and Associates who represented Dream Maker at the Dec. 6 meeting.

She said that the proposed development was designed to be “modern, upscale townhouse units” that would have the equivalent of two underground parking spaces per unit and rooftop amenities.

Ward councillor Stephen Dasko said that the proposal had “come a long way” since it was initially proposed in 2017 as a 60-unit townhouse development but said the planned look of the project was “kind of institutional.”

Approval of the development would require several changes to Mississauga’s local zoning and planning rules, including slightly higher maximum heights, thinner sidewalks and a smaller setback than is currently permitted.

A 2021 arborist report related to the development documented 49 trees on the site with a diameter of 15 centimetres or greater and found that 20 trees had to be removed, including two due to their poor condition.

Thirty-four replacement trees are proposed to be planted on the site, according to the report.

A McDonald's restaurant previously on the development site was demolished in 2009, and the location has since been vacant.

A three-storey office building is just north of the proposed development, and to the south are several detached offices and residences.

In the nearby neighbourhoods on the east side of Hurontario are large single-family homes, some currently on the market for as much as $7.4 million, and Queen Elizabeth Senior Public School.

If built, the development would be in-between two Hurontario LRT stops, Mineola Road and North Service Road.

The Hurontario LRT is currently scheduled to be finished construction in 2024.
