Approaching the three-year anniversary of the new TTC subway terminus opening at Vaughan Metropolitan Centre (VMC), the purpose-built, master-planned Downtown for Vaughan is exceeding projections for growth. The rapid development of a high-flying skyline shows no signs of slowing, with several new projects in varying stages of construction, marketing, and planning, and now the area is set to grow vertically once again.

South VMC is a 75 acre piece of land that will eventually include 25 condo towers, schools, parks, a pond, and an outdoor community centre with public stage. This site, south of Highway 7 and just east of Highway 400, is already a destination for entertainment with cinemas, clubs, and restaurants, and that’s the vibe that the Menkes and QuadReal want to expand. Everything in South VMC is planned to facilitate a healthy, mobile lifestyle: a wide pedestrian boulevard will be lined with shops, restaurants and services. The transit hub with regional bus terminal and TTC subway station is within walking distance. A public art installation to be unveiled soon is said to be first one in Vaughan.

South VMC's first project will add four towers to Vaughan's burgeoning skyline. The mixed-use Festival Condominiums complex from Menkes Developments and QuadReal Property Group will boast fraternal quadruplet towers designed IBI Group, the first two of which are set to reach heights of 48 and 59 storeys, with 1,300 units total. Festival Condominiums units are being offered in a range of one and two-bedrooms, from 452 square ft to 698 square ft in area, and priced starting from $400,000.

As marketing for the project kicks into gear, renderings are revealing plans for some of the Cecconi Simone-appointed amenity spaces planned throughout the complex, set to include a mix of music and art rooms, a sun lounge, a pool, a lounge area, a party room with chef’s kitchen, a social club, a multi-media lounge, a sports bar, and a kids' playroom. Outdoor amenities at Festival are planned to include a patio with grilling and dining area, lounging area with fire pits, an outdoor theatre, and a dogs-off-leash and relief area.

More images are expected to emerge as marketing continues. Festival Condominiums is targeting completion for Fall, 2024.
