Application Submitted for Six-Tower Development Near Yonge and Steeles

Another major high-density development could be coming to the City of Vaughan just north of the municipal boundary with Toronto. Located approximately 500 metres west of Yonge Street, Mizrahi Developments and Constantine Enterprises have proposed a six-tower mixed-use development designed by Core Architects with heights ranging from 16 to 45 storeys at 180 Steeles Avenue West.

Official Plan and Zoning Bylaw Amendment applications seek permission to develop the 5.57-acre property, which is presently occupied by a U-shaped commercial retail plaza and a separate rectangular retail building.

The plan calls for 161,391 m² of gross floor area, including 3,620 m² of ground-level retail use and 145,613 m² of residential use. A total of 2,080 residential units would be split between the six towers, including the five and nine-storey podiums that meet two new private internal roads. The north-south street would connect Steeles Avenue with an extended Royal Palm Drive, while the east-west road would provide access to the proposed five-level underground garage, where 1,876 residential parking spaces, 69 retail spaces, and 1,057 bicycle stalls are to be provided.

A pair of 29 and 39-storey residential towers inclusive of a five-storey podium would occupy the southwest development block, featuring retail at grade and 818 residential units dispersed across the podiums and the two buildings.

Largely a mirror image of the adjacent block but hosting a taller duo, the southeast corner would be comprised of two towers of 35 and 45 storeys, with its five-storey podium also containing some of the 867 units contemplated.

Two 16-storey volumes to the north would hold 179 and 216 units apiece, divided between condominium apartments and townhouse units. Larger, nine-storey podiums are envisioned on this block.

Green roofs are planned to crown each tower, while courtyards located at the northern end of the site would serve as privately-owned publicly accessible spaces (POPS).
