If you have travelled Leslie Street in Richmond Hill, just north of Sixteenth Avenue, you may have seen this partially-completed building …

JUST THE FACTS

What’s happening: Atlas Healthcare has worked to create a six-storey medical building in Richmond Hill. On Dec. 3, 2018, Atlas was placed in receivership on application by Romspen (nonbank mortgage lender), owed approximately $81 million.

Background: Atlas owns 5.59 acres of land (frontage on west side of Brodie Drive and east side of Leslie Street).

Construction: Dineen Construction was the construction manager. Construction began 2015; estimated completion was February 2018.

Plan: Second floor surgical space, up to eight operating rooms. Fifth-floor suite and entire sixth floor dedicated postpartum hotel for new mothers to transition between hospital and home. Three-level parking structure.

Issues: Main floor slab-on-grade and challenges receiving drawings for items to be embedded in the cast in place concrete. Project behind schedule, over budget by approximately $39 million.

Cost: Net budget for project increased by about $36,842,000, (from $83,180,000 to $120,022,000 including holdback and reserves), based on cost consultant Pelican Woodcliff Inc.’s report.

Town’s response: Project is on hold with the applicant and we can’t comment at this time.
