Downtown Stouffville condo complex to open in late 2017

Geranium Homes says more than 65 per cent of the units in its downtown Stouffville building have been sold – the minimum required before construction can begin.

Geranium and the town celebrated the official ground-breaking for the PACE on Main project Wednesday at the site of the new building at Main and Lloyd streets.

Unit prices range from $349,000 to $740,999.

Construction will run under a 16-month schedule with occupancy date estimated to be late 2017.

“PACE on Main is symbolic of what can be achieved through rigorous dialogue and collaboration between citizens, town representatives and business,” Mayor Justin Altmann said in a Geranium media release. “We are thrilled to see this new condominium building get underway and look forward to welcoming PACE residents to our great downtown in 2017.”

A large crowd of interested residents, stakeholders, Geranium staff and town officials gathered for a ceremonial dig.   Altmann, Councillors Iain Lovatt, Ken Ferdinands and Hugo Kroon took part alongside Geranium executives.

The 67-unit condominium  – with three commercial units – was in talks for the last three years, with some residents opposing the construction.

The first proposals to town council for the building were made in 2012.  Council meetings saw dozens of residents gather in opposition the addition of the condominium on what they thought was a century home look in the neighbourhood.

But in September 2013, town council approved the project anyway hoping to bring more private investment to the downtown core.

That decision may have been a productive one; in January 2014, then downtown coordinator Anna Rose told The Sun Tribune that the planned condo had brought “increased interest” from other developers and investors seeking to be part of Main Street’s revitalization.

Unit sizes range from 650 square feet for one or two bedrooms to 1,129 square feet for suites on the penthouse floor. All units have nine-foot ceilings, gourmet kitchens and high-end furnishings, Geranium says.
