Highway 7 development settled

NRU
Jan. 13, 2016

In a December 21 decision, board member Jason Chee-Hing allowed a site-specific appeal, in part, by 2058258 Ontario (Forest Green Homes), against the City of Vaughan’s 2010 official plan. 2058258 sought approval of a modified site-specific policy for its lands at 4603 and 4611 Highway 7.

The proposed amendment seeks to modify the Vaughan official plan land use schedule to change the maximum height from eight to 10 storeys and maximum density from 2.5 to 3 FSI.

The board heard that a settlement had been reached among 2058258, the city and neighbouring residents. As a result, the original proposal for a 14 and seven storey development was reduced to 10 and seven storeys, with two mid-rise buildings relocated on the site.

Planner Rosemarie Humphries (Humphries Planning Group Inc.) provided evidence for 2058258. She testified the settlement meets the requirements of the Planning Act and represents good planning.

The board accepted Humphries’ evidence and allowed the appeal in part.

Solicitors involved in this decision were Andrea Skinner (Aird & Berlis) representing 2058258 Ontario Limited (Forest Green Homes) and Dawne Jubb representing the City of Vaughan. (See OMB Case No. PL111184.)
